@Cody M.I would add a Phase I Environmental Site Assessment as a contingency to any offers on properties more susceptible to environmental issues (dry cleaners, gas stations, auto repair garages, etc.)

then MLS feeds to all the SM sites and agents can filter through the responses or if it my own property like here in Oregon with our subdivisions I handle the first calls and then qualify them once done and appointment set hand it off to the closer ( my wife )  If I get a ton of E mail request for info I just tell them they need to come and look first.

Right now it's $1560 and I just got new leases signed for $1,550 which is what I thought the site said last time I looked but I must have read wrong. 

You could take the equity and build a site with smaller cabins in a new area to really maximize your cashflow and efforts. 

I dont really follow any other type of SM so i have to assume there are other sites that folks post on as well when they are upset with their investment and or who ever is running it.

Shop around because the prices fluctuate between sites.

If the answer is the latter, is it possible I would lose the money I think I would save by missing deals while trying to learn and upgrade my site myself? 

We are still using all the pieces we bought from those sites to this day.

I've spent quite a bit of time experimenting with a couple of these sites lately.

I tried to google but could only find vacantion-like sites with exorbitant prices.- Is there a kind of person who could help me with pre-sale improvements (roughly saying, to tell me what is worth replacing, improving, etc and what is not,1 to make the house more attractive for the buyer)?
