i cover pest control and lawn care on my stuff. keeps down on issues and i know the place looks good. for my student rentals i also build in a quarterly cleaning fee where my cleaning lady comes through and does a deep clean. extra eyes on stuff and parents happily pay it to ensure their kids have a solid spot. pass through cost for me and well worth it. 

I was thinking of doing MTR in Madison, since I think there should be a demand for travel nurses and students,but I don't understand how does the numbers work so the houses are so expensive.Would love to chat with more experiences investors. 

Waco is a fair market, especially if you intend to rent to Baylor students.

Additionally, the house in Kennesaw is close to KSU and currently used as a student rental, but Cobb county shows 2 unrelated people who can live with each other. 

I did not want to saddle them with student debt and as a parent and businessman this was one of my proudest moments that I could afford to do that.

We tend to see rent by the room more common for students around universities in MA at least.

If you don’t mind having it only in the Summer—June and July—you could rent to NAU grad students or undergrad.My wife and I do that, they sign a 10 month lease and get a nice 3/2 fully furnished SFH.

To do this, he is currently living out of his car and subletting his BR at a significant profit (UCSB has severe student housing shortage).  

We have several 1-2 family rentals in a neighborhood that gets a mix of students, grads, and professionals.
