There's nothing wrong with vegging out, watching a good movie, or checking in on Facebook from time to time, but it's far too easy to fall into the trap of wasting too much valuable time on things that have no long term worth.

If you decide to paint the interior please spend the time to has the walls washed before painting to prevent the smoke from being trapped into the walls.                         

:)  I wouldn't worry about it unless you can see any kind of damage that looks to be insect related.

I think the dreamer / hobby-business aspect helps: Most people pick RS for certain reasons & entry/exit can be (rather) fluid-- it's not like most of us picked this major in college, and feel trapped in a system as a professional  we didn't understand as a teen-ager.

The trap for the landlord is if the LL disconnects the power to the tenant after the tenant fails to transfer it.

And, as Dawn mentioned...had the agent locked the door, the husband and/or wife could have been the one with nefarious motives and then the agent would have been trapped inside with them with no way of escape.

My tenant is lawyered up so I need to make sure there's no tricks or traps the tenant can pull when I do not renew his lease.The tenant signed a one year lease where it stated it would end on a specific date.

You know these traps, cost more to tear the building down, than what the land is worth.
