I did have a bpo agent friend go there already and he said it would going to be a gamble to rehab and sell but to put it back on the MLS he thought it would sell at $60k due to the land prices there.

Tenants are thrilled with the house, and I'm thrilled to have a full deposit and 1st months rent!

But i'll admit that life has it's gambles.

I want my profit NOW, not the hope of profit in a year or two.For gambling, I like Las Vegas.

Employer Trend: Correct me if I wrong, but isn't the gambling industry (and all its subsidiary business units like entertainment, hospitality, etc.) the largest employer in Vegas (most likely followed by construction and then the convention industries)---if this is the case, the industry isn't known for employee enrichment/income advancement.

I'm not too thrilled about managing the property remotely either.I guess there is significant upside potential if the market continues to appreciate in Tacoma, but I know you cannot count on that.

I am thrilled to be in this industry and with a good company and with amazingly nice, ethical people doing good business.

I've been a close follower of the BiggerPockets Blog, and I'm thrilled to have discovered this forum.

If they are the DESPERATE to sell, they will be thrilled to talk to you.

I can't say I'm thrilled with them but at the time I was looking, they seemed to be the best.
