A mentor of mine told me never to purchase a property without off-street parking because he always thought he got better tenants when they had cars.

:Rental 4: purchased 2024 for 240K with 20% down current est value 245K rents for 1800 a month.I have no consumer dept, I only owe on my mortgages.Some thoughts below:1.

I've never thought of a permission to show as wholesaling, but I guess it's fairly close now that you point it out.

I think my line of thought is correct.2nd and very few investors realize this.. but lets say you have a wholesale deal and your buying it for 100k and the wholesalers contract is 50k and there is a 50k assignment fee..

I'd venture to guess your tenant is a criminal or drug addict of some sort.There's some truth in your thought but he's actually a really nice hard working young man. 

Tenants thought the space was theirs (and in their defense, they were kinda right), but boundaries are crucial.

However, the whole point of making money is to live a better life, which includes caring for family. taking care of our parents is I suspect not even a twinkle of thought to most of the BP members that are on this site and 45 and under..
