There are several texas who to me are not people I would want to do business with who took millions from investors and never returned it and still is out there raising $ and people are still giving him money for education and investing which is not gonna end well for them.

Self Sufficiency test is the important item for 3-4 unit FHA homes.

If these 2 estimates are REALLY far apart, you can also identify items you have a low certainty about and do more research to raise that certainty and narrow those estimates.

They also don't know what happens after inspection, well and septic test etc and are often extremely difficult to deal with.

I have started soil tests on 12 lots costing me a total of $5340 for the permits.
