LOL So now each of my LLC's that has a different project has to have the developers license. its a pain there is no test but its a bond and insurance and not every one can get bonded these days.I know having done a lot of work in Chicago how tough that city can be as well.. no one is going to teach you this you just kind of learn it.so bottom line unless this person has some very narrow niche // or its just a raw raw thing to motivate you  chances are there is nothing unique and I am not talking about getting rich with tax overages or some of the other things that get recirculated constantly.
Bill McCoy condo-ized ADUs as spec builds - temporary hack or persistent strategy in Seattle/WA?
5 July 2024 | 2 replies
If this property had been in one of the areas zone for more density they would surely have done a normal "Seattle six-pack" of 0-lot-line townhouses but instead they short platted 2 lots to still in effect end up with a six-pack even though in an area not zoned for it, at the cost of having to sell units as condos and deal with other ADU limitations (e.g. 1000sf limit). In 2023 the State mandated Seattle-style ADU regulations across all urban growth area cities/counties, going even a bit further (2 of any combination of attached/detached allowed).

Jaxon Wright 120ft tunnel carwash with 3 detail bays
4 July 2024 | 8 replies
one of the partners that we went in on the deal with owned two other car washes nearby that are self-service wash style you mentioned and although our full service wash had a much higher average ticket value and overall more revenue, his other two washes averaged less than 1% in labor cost where our full service was would be between 20%-30% on any given day. we ran a detail crew of around 5 people and then had around 10 or so people on hand to handle the car wash traffic. we tried to get away with not hand drying the vehicles after they exited the wash but the previous owner had made that a staple of the business so when we stopped doing it people got frustrated and we decided to keep that a part of the process. in doing so that means you have to pay labor tax!
