I thought the same thing and scaled up rather quickly to 300 units in deep south 95% section 8 after about 18 months I realized I bought myself a job that was simply not worth it..

Realize, all My properties are within 20 minutes from my house  so not much travel time.

But if you lived in the property for 2 of the last 5 years, you should be good to do the section 121 exclusion - but realize that is $250,000 per tax payer.

I also was hoping to be working fulltime during the start of this but im realizing that the job I have now isn't going to allow me to meet these finanical goals and now im wondering if I should take on a career in realestate, but the only one I really know of is realtor.
