What's a friendly foreclosure process?

I faced numerous hurdles and stressful moments, but I persevered and built a successful approach.To tackle this challenge, I recommend starting early by building relationships and seeking investors.

To invest out of state successfully, focus on building a strong local team (agent, PM, contractors), automating deal analysis, and using contingencies to protect yourself.

If they are not paying rent then go through the eviction process as normal.

The process must be understood and applied to team building, investing your and 3rd party capital, and financial deal structure with debt and equity sources. 

I'd say start the process of securing your HELOC if you havn't done so and spend time analyzing deals and determining what type of investor you are looking to be.
