I would look for investments with owner financing to skip past that requirement.Maybe you can partner with your parents on the first property?

It's been so bad here, that I bought an STR in Indiana with another business partner in 2024 because there are minimal opportunities here - unless you have the ability and budget to extensively source off market properties here.  

Also, would you say Sacramento still has strong opportunities for buy-and-hold investors like myself looking to get started? 

I wish we had gone with them for all of our loans and have been recommending them strongly to investor clients recently for this reason.

These can sometimes have more flexible terms than standard construction loans, especially if you can demonstrate strong income through your bank statements.

Focus on building a strong team, using BP tools to analyze markets, and researching local laws.

The tax lien is $37k, I figured the terms we very generous but with it being my first deal, I wanted to make sure it was a worthwhile endeavor for a potential partner investor. 

If they reject the concession and the replacement costs eat too much into your margins, it might be smarter to walk away unless the property has other strong advantages.I’d also weigh the long-term costs.

Again, all so another of my partners could jump into manage where I left off, if I weren't around anymore.
