Are there specific steps or systems you follow to ensure it’s done correctly?

This thread really made me take a step back and look at my priorities.The tenant is on a month-to-month lease and I have the ability to end the lease with 30 days notice without cause, which is exactly what I decided to do.Because of this tenant I was kicked off my old insurance policy.  

I’ve been diving into real estate and learning every step of the way.

I’m working toward my first deal now, and your story reminds me that success starts with stepping into the unknown.

However since you have a charge in your lease and they knew about it they could have taken those steps themselves prior to moving out.

They were the hot topic and states stepped in and started regulating them.
