We painted the exterior a SINGLE color with a different color of trim that looked much better (although the paint job was not stellar, it was still a huge improvement.)

Rental Package help please

What you could provide in addition to filling out the information they request is more details on what you are looking for in a place (if a good fit is especially important to you), explaining any oddities (if you have lived at any address for less than a year, if you have held a job for less than a year, if anything is not stellar), copies of pay stubs or tax returns (most smart employers will not share salary information), and more information to show that you can afford the unit (I love the idea of the budget).

Tenant Screening

In higher vacancy conditions where the local norm is month-to-month letting {e.g. much of Saint John}, you would be limited to a more modest fee (if your building was highly attractive) or no fee (if your building was less than stellar} The only time, we've taken a security deposit and/or first month's rent with an application was when we were approached to provide one of our properties furnished for a corporate rental.

Don't have the funds yet so if you know anyone open to being secured by a first with LTV of 70%, I'd much appreciate it and of course would cut you in on some coin once I exit.My credit is not stellar but it's building which is why I'd like to stay away from conventional lending.Exit strategy would be either Lease Option or Owner Financing with 10%-20% down.
