Structuring your lease in this way would benefit you by 1) locking in a longer term contract to avoid turnover costs and vacancy loss; 2) it moves your lease end date out of the winter season and into spring/summer of 2026 so it can be more easily marketed and re-rented to match the seasonal demand cycle; and 3) it avoids any upset/angry tenants who may have been incorrectly assuming their rent was going to stay in the $1,200 range after their first 6-month lease term.Would love to hear any updates you have on how this one shakes out for you though!

A lender should not be guilting you into staying with them.

There are always people entering the market and leaving the market all the while the many investors that do this for a living will stay and grab deals.

Thanks for the replies - going to try a different number first, then I'll be at my property this afternoon to work on my empty unit so I can try knocking on the door myself.locally we have a 5 day notice for non-payment as well, I'm definitely trying to stay ahead of the curve on my local regulations, great call-out!.

Turn over is good too ,most of them stay at least a year.

I use Monarch for personal purposes, they use 3 aggregators, and I've had no problems staying connected to all my accounts. 

If you are the lone supplier of a specific housing product and there's pent up demand you will absorb your units quicker and have tenant stay longer given the lack of alternatives.

If they did not file a police report on DV you may be able to just evict but otherwise in some states the victim may have the right to stay.   

But we're also finding a high demand for 1 bedroom relatively inexpensive stays like studio apartments.
