I will put more effort seeking out smaller brokerages where I can interview.Thanks again everyone you have definitely saved me a lot of time from spinning my wheels. 

@Connor Heim I would go around that agent and sign a deal with the seller so fast it would make his spin off. 

It isn't so much the expensive properties, it's that there are so many laws there to keep up with, it makes my head spin.  

So, could you spin off this excess cash in the future to pay down fixed debt, sure, if that were the best use of funds at that time.

You may find an apartment owner of larger projects that spins of a HML operation that only lends on apartments, same with small strip centers.

Also they're round which means corners aren't always caught even with the spinning brushes.It's just more efficient to let one person vacuum

I also know of several landlords that started with a PM, and as they grew it made more sense to spin up their own PM company, for both themselves and others.

I keep reading it over and over (along with replies from several other awesome and kind people on here, @Steve Vaughan) and my mind is spinning.
