Our state is currently pushing the construction of ADUs, perhaps the easiest and cheapest way to add additional housing.

There are some major developments continuing construction, however; the price points are upwards at $290,000 or higher and rent rates being advertised at $2,000 a month.

I want to do a seller financed deal that allows me to put less down, but I still have to come out of pocket the rest of the down payment and construction costs so I have a few questions1.

There's certainly been an uptick in available properties over the last few years as some owners have grown tired, new construction is booming in new lots and ones that were lost in fires, & investors who bought in 2020-2022 who may've overpaid and weren't properly set up are struggling.

Second question is, if we don't live in the city we will invest in, we understand we will have to be traveling often, but who could be a good person to check in on the construction so we don't have to go every week?

One of the disadvantages is if I add an ADU to my single family rental, it's considered a 2 unit and under rent control so I decided not to do that considering all the construction costs. 

As for property management software, options like Hostaway or Lodgify can streamline bookings and communication.

Now, either I'm not posting in the right places of i.e Cragslist / BP etc or my ads aren't as well constructed as I think they would be to attract motivated sellers.

I have an agent that's recommending a new construction in that zip code.

So for example, if I can buy a new construction home for $400,000 (which was negotiated down from $435,000) then hopefully my $80,000 (down payment) was used to buy an asset which will be closer to $500,000 in a few years.
