Looking at buy/hold, we talk about about the 2% rule (or said another way, price to rent ratios).So, are there sources for comparing things like distressed vs. retail pricing, or price to rent ratios, across geographic markets?

If so, are the "redeemers" required to pay you the amount you paid for the lien, the 10% (TN is 10%) and the taxes you paid during the redemption period?

That way their risks are their own and so are yours.

Do you use a Property manager and if so are they a regional outfit or a local one?

They get no training on them and dont get paid much for doing them, so are rarely experts on them.

However, life may not be good if within the next 3-5 years interest rate soar up above 6%.So that got me to thinking on whether or not there is any reliable data out there on forecasting future interest rates.

Construction costs have soared here in the last few years, if there was a cheaper, faster and more profitable way - it would be going up left and right. 

If so, are the terms different as if I'm doing a rehab?
