there are 2 out of the 70 we have built that are going thorugh deteroration currently one you can tell from the outside.. the other I was in it the other day and the people are insanely messy.. hardwood floors ruined in less than 3 years just sad.. outside you would not know it.. but when they go to sell there will need to be a full gut remodel no doubt. 

As you have really good credit, you would be getting close to floor rates (mid 6s).

The interior had gorgeous hardwood floors under the carpet, and large rooms all around on a large lot.

It demanded to replace full flooring, scrape walls and repaint costing entire year worth of rent from that unit.Question: are there technical solutions inexpensive to remove cat urine instead of replacing all wood , carpet and walls?

. $30K should be more than enough for fresh paint and flooring and some other odds and ends, but if you need dry wall, cabinets, countertops, mechanicals etc it could get much pricier. 

However, the inspector mentioned that the 2nd and 3rd floors are labeled as "Artist Dwellings," though he wasn’t sure what that fully entails.He suggested applying for a special permit to present the space as artist studios or dwellings, with the hope of eventually converting them into long-term rental (LTR) apartments under that designation.

Faucets are older, towel holders are older, floors are older.  

The Condensation drain line was plugged up and managed to leak through the ceiling onto the second floor on the home. 

Landlord Response:  No it's not foundational and neither are the floors your tenants walk on.County says you need to plant new grass in the water retention area on the property with new grass. 

When you say swap out carpet - do you mean ripping off the carpet and replacing with laminate flooring or something else?
