I decided to post today because my wife and I finally singed on with a broker about a month ago and now have been using the MLS to find expired listings for properties in the Tampa area.

Now here's my lender 2-cents: Lenders will ask for the Articles of Organization, a Certificate of Good Standing, a fully-executed Operating Agreement, and the IRS SS-4 letter that shows your Tax ID number...you get that when you first sing up.

I don't really know too much about Top Hand except they are the other large PM there.I've gotten good returns there but the tenant class is tricky...lots of meth addicts that get evicted and then hop around from place to place singing sad songs or appearing normal but then leaving property damage in their wake & skipped rent.

I can guarantee, if those posting in favor of eviction/business as usual got CANCER themselves, they would be singing a different tune.

@Jay Sing, check with a specialist on granite but I believe it needs to be sealed to protect it from absorbing things and staining.
