I would be purchasing the SFR, then would need to do necessary improvements (curb, sidewalk, gutter, road improvements and driveway between the new parcels to serve the 2 new land parcels.

from what you describe $50-$100 per time is probably about right, I just got a guy for a SFR in Merrill for $25-30 depending on how much we get, but its just a small section of sidewalk and a standard driveway, same price for a different guy on a property in Antigo. so I would say your on par.

She is a troublesome tenant and I would like to kick her out if possible, however this is the only first month of her 9 months lease.In the lease we signed, it does says "It is the tenant's responsibility to clean up and dispose of pet excrement anywhere on the property and on adjacent sidewalks, streets, alleys and neighbors' properties."

I'd also make sure that this includes putting the front landscape back together, especially if sidewalks or concrete in the driveway needs to be demoed to get to the pipe.
