Slum housing seems to be the order of the day in some 3rd world countries though. 

However, from my research it seems as though getting financed for a property with an llc that shows no income can be difficult.

Obviously, cash flow would have to be such that you could absorb a salary, but it seems it might be better to have someone trained by the owner who is present for everyone in the building as necessary.Thank you all for your thoughts!

I’ve read quite a few posts about foreign investor financing but most seem to deal with non-citizen investors without US credit or personal tax filings.

Everything seemed great until the HOA implemented a cap on rental properties due to complaints about absentee landlord's.

More deals are killed by procedure and regulations than anything else it seems. 

I looked at putting in meters direct to every home, but they would cost roughly $2,000 per meter if put as direct to tenant, which seems cost prohibitive.
