We power washed it last year, some of the mold doesn't come off, it probably needs some scrubbing, so it would add up a lot of work time on top. 

For example, "100 Main Street" may have a mailing address of "102 Main Street" and not be vacant or distressed at all.What techniques do you use to scrub a list like this?

The focus of this would be to be a tool that others can both leave feedback on their experience working with the company and read what everyone has to say without having to scrub through a ton of discussion post to see what other are saying if there is any feedback.

I usually have them scrub list.

Instead they have their local tenant rep leasing broker they designate to be the front lines of getting site applications and doing the initial scrubbing of the sites.

Some landlords will say, "my time is worth $100 an hour", but if you are scrubbing toilets your time is billed at a cleaners rate.

I sold the property for $560k and netted $250k after taxes/fees/etc.. not factoring in the rent savings.Key Lessons:Make the sacrifices: I remember scrubbing the floors on a friday night so I could get a tenant in there while all my friends went out and partied thinking one day this will be worth it.

Again, takes some time to get the list, scrub, schedule mailings, etc, but might be cheaper than ppc.

I often size a few "hypothetical" deals with clients shopping in this space so that they can get a feel for how we're sizing them up and that way I can basically have a letter template ready to shoot out minus an address once I do a quick scrub to make sure DSCR will pass. 

I'd attempt to use a degreaser (purple power was a favorite when I worked on cars more often) and allow it to soak, scrub and then pressure wash and see if you can get the stains out some more.
