But, It’s truly is one of the three reasons I use a PM for the rest  1) I don’t want to screen, I don’t really like meeting new people.2) I want to stay legal in my screening, notices, demands, etc etc3) They raise rents more and faster than I would and collect more in late fees.They literally pay for themselves with increased rent/fees and I get the legal and people screening for free.

You need a form of a click-funnel for frictionless conversion and handoff from the mailer, to then pre-screen and develop that contact into an actual lead.

That means you can distinguish your listing by being responsive and courteous while providing a quality product.To more directly answer your question, while there isn't a great website for MTR data, I do estimate MTR rents with either the BP rent calculator or rentometer.com's and then multiply by 1.5x as a screening tool.
