Very few people do something like that but a terrible feeling.Long story short, rates are VERY time sensitive.

Do a sensitivity analysis on rental rates, occupancy, interest rates and cap rates and make sure your model can stand up to swings and will you still be ok?  

AFCI breakers are a great lifesaving device, but their sensitive nature can really dive you crazy.  

Tell them you're giving them extra time to be sensitive to their situation and so they can look around at other options and decide if they want to stay.

Yes, one can setup an LLC online for under $100 but there a few check boxes that are critical to be selected correctly and I always recommend paying the professionals to handle sensitive items like this.I would also suggest you have the attorney listed as the registered agent of your entity so your name doesn't show up on any public records.
