Purchased a distressed single-family home in Antioch, CA, using the BRRRR strategy ...

I am from Ohio and will be down in Atlanta from 1/9/24-1/12/24 and was hoping to network with some real estate investors for lunch or a coffee (or at a project you might be working on).

And along with that, any insight into GP/LP on a project like this would be helpful.

Our team buys the properties and converts them and manages them so it has been a great learning experience seeing all three phases from taking down a project, renovating the building then managing the lease up.

If you don’t mind a little more advice…when I’m running projections like this, I like to use the worst case scenario and if the numbers don’t work out in that scenario, I usually pass on the deal.

There is no requirement to use them as mentors for doing the rehab projects as described in the horror story above, but they do their own underwriting so they will be investing themselves to assure the deal makes sense and is successful to assure they get their payments and interest. 

Second, their website does not mention a single thing about COMPLETED projects.  

This is the largest Adaptive Reuse project that I've taken on. 

Sixteen homes to inspect- roofs, hot water tanks, soft floors, siding damage, decks, porches, furnaces. 

Eg roof and siding on one, all new paint and countops.
