AS a developer we have the most risk no one is coming to our rescue if we need work outs its with our commercial banks  

They became motivated sellers and were rescued by the strong market 2017+.On the seller's property disclosure questions like has the sewer backed up or basement flooded or roof leaked in the last 5 , 10, 15 years, I want the seller to be able to answer those questions. 

Oh man where to start - Got engaged - Got a new job with a significant pay bump and way more time off - Refinanced my primary residence and shaved over 250 off the monthly overhead - Ran my first marathon, and through the mountains of Steamboat, Colorado at that- Rescued a puppy

Do NOT send any money to them and of course closing through a reputable title company or closing attorney.PS  just looked  at the website deeper.. they offer foreclosure rescue to homeowners this requires state license and NMLS registration which they have neither.. as by law our license numbers must be prominent on your website. 

but like we have bantered about over the course of some time I like sub too for my personal portfolio when i wanted some rentals. or was doing foreclosure rescue ( which is now illegal in OR and WA in a sub too rent back model which was my model..).. however the difference is your taking smaller investors like you said that may not have the wherewithal to cash out a called mortgage or refi it.. that's always the risk to that model..

Also, I'd recommend going above and beyond the requirements, with at least 2 safety extras- extra signage and safety/rescue equipment, such as a rescue bouy and a pool hook.

i know 2 guys did free pre "foreclosure counseling 15 yrs ago "we buy your home types, who essentially were buying from owners at cost b4 banks got involved or at even if involved on the "last chance get current" , they rescued lot homeowners, and got good low priced deals, structured them with fringe Benefits like had pay off sellers car once,  or credit card, but got the property cheap, fixed up rented or listed it, or re rent own it back to previous owner, and this went on for 7 yrs till state found out made them stop, broke em up, now one had get broker licensed, one is prop managment co, etc.  

Can't beat the glidepath, touch-n-gos LOL  It's low and slow, good for search and rescue, playing, sight seeing.The Army days were fun at times, I'd get hands on time with a few pilots on recon rides.

My market is on the horizon of a HUGE acquisition opportunity for literally rescuing investors who bought off inflated revenue (since Florida was one of the few open states during covid our numbers were off the charts, thats not the case anymore).

what does the home owner want.. rescue and stay ???
