After reading @Cesar Avendano's post, it reminded me that the banker I was working with on my FHA loan mentioned something about his bank also requiring 15% down on a duplex (even owner-occupied) when going conventional.

I enjoy doing it, I rent to section 8 tenants and love the kind of cash flow my units produce; I think my favorite part of self-managing is that every time I visit my properties I am reminded of how absolutely amazing my life is and how bad I could have it. 

I have to always remind myself, stay the course. 

That might be an incentive for accountants not to do it...Can you remind me what asset protection advantage the Series LLC offer over a bunch of separate LLC's?

Bottom line, listen to the side of you that is reminding you this is a business.

That's the time to remind them of their pain points and tell them why you're offering what you are. 

Dealt with some pretty unprofessional realtors, seen some properties with real structural issues, visited some pretty run down areas and gained some insight into how people live, a reminder of how fortunate I am....it's a grounding experience. 

Remind her that in court, she'd probably lose and get nothing.
