How you want to insure it ACV or RC (Actual Cash Value, Replacement Cost) {Remember insurance carriers don't care what you purchase it for when it comes to replacement cost they care what it's going to cost to rebuild that property prior to the loss and make you whole again}The best thing to do is to get your own quotes on the property.

I lived at Silverado for a decade so many of my old buds there got burnt out and many left as they were too old to rebuild.. changed a lot of the dynamics of the membership there.

  $80k sounds pretty high to me even to tear-down-rebuild, which is probably an excessive approach just to make parts align right.The dividing line between owner-occupiers and investors in buying and selling decisions is the investor approach is the numbers.

As for coverages, I like to see between $115 and 125/sq foot for Dwelling coverage because rebuild price does not correlate with Market value.
