(b)  There is just less pot holes (while having regulations to comply with) to avoid which make for a long list of actions to do and not do that often bore the reader to death or the poster just doesn't want to hear it.

Long time reader, first time poster here! 

I have said over and over again that EDUCATING people to be successful costs money and time.If I make 400k,500,600k a year income and I take time out to help someone with no monetary benefit then not only am I not getting money from them but I am also losing money because my income goes down from not putting time into income generating activities.That is why I love Bigger Pockets because you can drop knowledge 24/7 and it's up to the reader what they do with what they learn.To expect a local investor who is successful to spend hours on end for free helping people make money is not realistic.

I'm a listener more than a reader so for me the podcast has been perfect (at 1.5x speed!).

I also have an undergrad degree in architecture.The real estate investment field is something that has always mesmerized me, and I'm finally ready to dedicate myself fully to this endeavor.I wish all the readers the best of luck in all future endeavors, and if any of you need input from a design or project perspective please don't hesitate to ask.
