Read David Greene's book Buy, Rehab, Rent, Refinance, Repeat You already handle the Buy and Rehab parts which I think are the hardest pieces of the puzzle personally.Just keep learning here, and you will succeed.

., you've found quite the sticky puzzle here.Let's start with the PM -- PMs cannot simply pocket a security deposit (well, um . . . should not). 

Less money spent on supplies, less wear and tear on your place, less money spent on utilities, fewer guest headaches, etc.Bottom line: there’s a LOT of puzzle pieces you have to get right to make this work really well, but once you master it, it can be very rewardingI preferred to invest in the year-round high revenue parts of the US where you can earn a lot of money year-round.

You are missing a big piece of the puzzle here.

It's pricey, sure, but it helped me solve the velocity of money puzzle and pick up more properties quickly. 

The fact that the seller obtained it from the inspector seems like the piece of the puzzle that is most regrettable here.
