You don't provide enough data to know.Every product is only worth what you are willing to pay for it. 

For some of my homeowners - I provide them with several options 1. 

It can be trained to provide an initial analysis but I agree, nothing replaces expertise and sound underwriting. 

A minority of 401k providers will let you transfer the loan to a new provider, but I have yet to experience that option with any 401k I have had. 

This may provide low cash flow up front but it is a way of scaling if you are good at adding value and then trading up that value.

However I’m not ignorant to the fact that there is a lot out there just collecting money and not providing much. 

If you have evidence of the damage, it is unlikely the tenant will spend the time and money to take you to court.
