Besides property damages paying late is one of the most prevalent problems landlords will face.

You do require a real estate licence to "broker" transactions between other partiers (i.e. where you are not a principal in the transaction).In Canada, Craig's List is not prevalent and has little to no traffic.  

@David Moore it seems this issue is prevalent and will continue to persist.

The most prevalent issue I see is that I would have someone working with me part time, which is concerning given that real estate is such a time sensitive business (submitting offers, following up on leads, etc.).
