Both are in held in the same LLC or your name, you'll be net cash flow positive and be owning the debt, equity, and hard asset at different ratios that's relatively strong for performance growth in the portfolio.

That being said, that decision has resulted in a portfolio of over $200MM and my life has absolutely been changed.

You could also consider a portfolio of semi-passive investments, like franchises with management in place.
