I use the TX bookkeeper @Chris Seveney is referring to for my main entity, but I use WaveApps for all my other entities, and they have a free plan, and also a wizard that can help you set up your chart of accounts. 

On the other hand, self-education through books, podcasts, and free resources is cost-effective but requires discipline and a clear plan.

We are seeing a lot of investors have success with this strategy with plans to hold the properties they are rehabbing as rentals for several years before selling.

Remember, in this model, you are planning on holding on to these properties as rentals so pay now in quality, or pay later in headaches and repair costs.

I never was able to coordinate a consistent quarterly meeting for planning, I never knew who to contact because they have multiple levels of their workers and people were constantly moving in and out of the organization.  

She’s currently not paying rent, and while she has some health issues and no stable income, she’s been communicative and open to general talks, with a possible option to vacate through a cash-for-keys arrangement, though this might take around six weeks and some hard work.I plan to rehab the property and eventually rent it out, potentially to a Section 8 tenant.

It's a decent tool, but as Greg mentioned, I'd definitely plan for a worst case scenario and make sure it cash flows at the highest interest rate juuuust in case.
