Old paint can contain lead, as well as water pipes.

So I made an offer on a property that will ultimately be a STR and the sellers countered with a higher ask but bond for deed amortized over 30 w/a 5 year balloon.

They paid for a new glass top for the stove, repair to the counter tops and replacement of ALL of the hardwoods on the first floor.  

If I wanted to charge a 3.5K I would need to do major updates (flooring, painting, counter tops, etc)...However, I agree with you all on charging a lower rent for the next year.

Like if I make toast, and leave some crumbs on the counter, what will you do?

A flat rent for 2 years at $2,925 provides a slight increase, yet might not be enough to counter potential market hikes in the third year.

For this property, the boiler went out (cost $25,000, is what I told you in the past), and the pipes burst, damaging the ceiling and surrounding area.

These are properties that have gone through the tax sale auction and now the State is selling over the counter.  

When you see those, make the offer through your agent....if your offer is accepted WITHOUT a counteroffer, I would actually be worried.....it means your offer was to high/and/or the seller is desperate.....if they counter offer, work with the agent and then get it figured out.....MAKE SURE YOU GET A HOME INSPECTION.......that will tell you what really needs to be done with the property and it will prevent you from having to keep flying out there.You'll be fine Kiki....the key is to take the first steps.
