This person is a family member so I would like to be fair for both of us, knowing this will only be a couple of months and I would like to make it worth his while just enough for him to want to do this again in the future when in a pinch like I am currently due to purchasing a house 1.5 months ago but a deal hard to pass up?

Smaller assets are getting pinched and in order to get the higher returns you've got to look farther afield, bigger in size or number, more value add oriented, and definitely out of an appreciation market like SoCal.

@Jeff BridgesAh, finally we get the substance and avoid the humiliatingly ignorant chatter of those good people who would love to be able to move bathroom fixtures around arbitrarily in a remodel without being bothered by the pesky reality that, hmm, well, little chocolate children must flow consistently downward in order to leave a bathroom.Can you cross a joist with the 3-inch (that's actually internal diameter, it's 3.5 inches outer diameter for Schedule 40 PVC or ABS) waste pipe of your commode, by drilling a big-a$$ hole through a joist to get it through and weaken it significantly?

When someone with reasonable credit calls me for a 2nd opinion after calling BR, usually the rate ends up being very similar (a pinch lower today, a bit higher tomorrow, whatever), but all the thousands and thousands of dollars in (cleverly renamed) marketing fees go away (THIS is where the action is), holding all else constant.
