Or have a turn down provider come in and make the beds and put the chocolates on the pillow, it will cost you more from week to week, but your business will prove to be more successful with returning happy tenants.  4) Flood Insurance - when you are purchasing Coastal Properties in NC, have your agent (or who ever is looking into deals for you) check and see what flood zone the property is in(examples VE, AE, X), and whether or not it is Federal Flood Zone, or COBRA Zone.

@Jeff BridgesAh, finally we get the substance and avoid the humiliatingly ignorant chatter of those good people who would love to be able to move bathroom fixtures around arbitrarily in a remodel without being bothered by the pesky reality that, hmm, well, little chocolate children must flow consistently downward in order to leave a bathroom.Can you cross a joist with the 3-inch (that's actually internal diameter, it's 3.5 inches outer diameter for Schedule 40 PVC or ABS) waste pipe of your commode, by drilling a big-a$$ hole through a joist to get it through and weaken it significantly?

When someone with reasonable credit calls me for a 2nd opinion after calling BR, usually the rate ends up being very similar (a pinch lower today, a bit higher tomorrow, whatever), but all the thousands and thousands of dollars in (cleverly renamed) marketing fees go away (THIS is where the action is), holding all else constant.
