@Timothy Eaton I have created an initial application that has basic information on it like name of all tenants applying, address, make and model of any vehicles, previous landlords, personal references, and I ask what types of debt they currently have and any pets.

Do not let the tax tail wag the income dog here. 

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

Some things that make a rental appealing 1 - pet policy (pets or no pets allowed)2 - number of full bathrooms 3 - number of floors (single level vs multi)4 - backyard or lack thereof5 - school ratings (higher the better)6 - crime ratings (lower the better)7 - location to highways8 - amenities (parks, pools, trails, lakes, etc)9 - location to place of employment.10 - age of the property 11 - appliances Just to name a few.

I'm in the 5% club with 67 reviews at 4.99 and still buried many pages back until you filter for pets, then I pop up midway down page 1.

I don't have any dogs in the fight but I have read a bunch from JD and @Shawn McCormick about the area and even without looking at data know that it won't work.

They can't consider the size of bedrooms, the kitchen layout, the view from the front window, or the five dogs barking all day long next door.

Also coffee shops like Bottoms Up Coffee are moving in and small microbreweries like brew dog and land grant.

Here is one I added to this list specifically resulting from this transaction:      Are there any persons or pets presently living in any of the units that are not included in the lease agreements?

But inherently in this syndication dog-eat-dog world, at the end of the cycle someone would be wiped out.See this is the reason I personally stayed away from commercial RE, incl. multi family.
