I recommend AirDNA subscription for picking and evaluating both markets and individual properties, a little pricy, but if you are taking the investing seriously and with a long-time horizon, definitely worth it in my opinion

Once you understand LLC and irrecoverable trust would give you more harder time getting financing, then you start having second opinion, this is also true for what people hearing about this and that tax advantage in real estate and stuffs.

My opinion is anyone that has to ask where/how to find off-market (underground) properties is better served by purchasing off the MLS. 

The property borders EEV on Cadieux, which is a good location in my opinion.

I also understand that any advice/opinion on this forum is for informational purposes only, each situation can be unique, etc etc.  

Investing in these markets is more so of a long-term appreciation play in my opinion.

I appreciate everyone’s insights, I can’t begin to say how much I agree with each of your opinions, definitely believe it’s a lot of responsibility for such a young man.

My opinion, a rate a buy down isn't usually worth the trade offs vs keeping the cash in hand.
