We are in the process of buying our first official real estate investment!

My agent is really great and covering all of the official details like inspection and I have a lawyer for leases, etc., but I was wondering if anyone has any "gee I wish I had thought of this earlier" tips for someone about to be a newbie landlord.   

Even if it wasn't officially done, it may be a legal right now.I would tell them, just because they will likely find out 1 way or another.

I wouldn’t want a call from a state official telling me I have 24 hours to fix “a slip hazard”.

Trying to remove as much hassle as possible.When do you buy online have you ever tried to install them somehow, somewhere, just to verify they do indeed work, prior to officially installing them?

I officially closed on Tuesday on a duplex and now am in the process of getting the property to rent. 

Appearantly the landlord lobby is so incredibly weak here in portland they can’t prevent anything unless it gets contested under Oregon state constitutional grounds.

Doing a LO in TX is so difficult that the official State Bar of Texas Real Estate Practice Manual (our form bible) completely removed the paperwork.
