Just got off the phone with another DIY landlord looking to hire a PMC.They really didn't like our response to their question, "How long does it take you to find a tenant?"

After the novelty of owning a vacation rental wears off, it is a matter of the value of your time and interests.

If you haven't already, try going off market, driving around neighborhoods that would be of interest to you and finding ones that fall into your criteria (your agent should be able to help you as well).

I just bought it in the fall and am trying to complete a bunch of modifications during off-season (e.g. metal roof, certain safety features, treating the deck, possibly updating the fire pit area, etc). 

Off market is really just a marketing term. 

For now, my immediate goal is to pay off all of my credit card debt (should be accomplished by February 1.), and continue to educate myself on NOI, Cap rate, cash-on -cash return etc.BP community, I am open-minded, willing to take initiative, always willing to be taught something new, but also ready to share any experience or knowledge I have that can help someone else. 

I'm closing with an off market property, a lot less hurdles than the last forclosure I bought with the bank haha.

With experience in construction and sales, you'll definitely be able to use those skills to your advantage when doing value-add deals.The better the deal is, the easier it will be to do the BRRRR method and you can find some of the best deals off-market, so it's important to build a solid network and create deal flow so you can see as many opportunities as possible. 

But this way you have appreciating assets paying off your appreciating asset.
