I believe the prices wholesalers are buying at is slightly increasing due to the mass competition, but even that affects a minority of deals since the relationship with the seller is more important than price in most cases.

For long term investments I do not unless it is near by in Mass.

I'd just stick to renovating houses and putting fixtures in that appeal to the masses.
