As others noted, most municipalities issue future zoning maps which indicate the direction the local planning commission or equivalent wants to take their zoning and if your plans are consistent, that's generally a good indication as well.

There was no consistent "mentoring" throughout the course, despite what was implied, or at least what I implied at the bootcamp webinar.

I think you're on the right track with Lowell - that's consistently been one of the most affordable markets in the greater Boston area when you consider price to rent metrics.

My current portfolio consists of 8 units, a fourplex, a duplex and two SFHs, in 3 different states.

We have a large investment in question not included in the above that consists of a $3.4 million note we purchased for $1.9 million.
