@Kealoha Pilares, the are of interest is a place my wife grew up in...most of area is hard working shipyard men and women with honorable professions.

Men Are from Mars, Women Are from Venus 4.

I learned from some of the best land sales men of the day the guys that sold dirt in the 50 s 60s 70s..

Talent will not; nothing is more common than unsuccessful men with talent.

At the risk of drawing ire, what we see when working with buyers is that younger men are pretty excited about the idea of buying, living-in, and then moving every year or two to create a rental out of the old place.

Here is my suggestion: look in that area for places you can house hack (rent out rooms not houses) as many people need to be there for short term and often single men not families due to oil work.

The hard part is getting rid of it and trying it up so the garbage men will take it.

All of them were family men who worked and wanted the best for thier families.

In my experience, the men and women who make significant money in real estate are all exactly the same in a few basic ways: grounded, stable, well-organized, determined, thoughtful, persevering, well-rounded types that manage risk well.
