If you did this for a whole month straight, you'd know exactly what to say to a money man investor once you found the deal of a lifetime because you've got analyzing the deal in your muscle memory! 

It sounds to me like the seller estimated square footage based on 40 year old memories, and that just got passed along.  

My wife won a bid on one on Feb 24th, we had to submit about 53 pages of doc's within 24 hours ( which we did on doc u sign on an IPhone from a hotel in Vegas ) memory says it took them about 10 days to accept our bid.

@Ned Carey  thanks for tagging me.Mello Roos  oh that brings back memories I did the very first Mello roos bond act in Nevada county CA which is right up the road from where this lady hails from.Mello Roos is a utlitiy bond that is buried in your advalorum tax bill.. so you can't wipe it out its property tax.. the Mello bond is used to buy public utls from developers..
