The leadership there was a lot more responsible.

If it hasn't been done, or hasn't been done by the current leadership then it's going to be an uphill battle, but if you have a solid plan that would work well for the neighbors I would expect it to be a tough, but achievable win in most areas (in light of the lack of both inventory and affordable housing) . . . densification is the way!

Combining that with the local leadership and I am inclined to place my bets elsewhere.People do and will continue to make money in the market, but given one shot at life I am betting long term on a different boat.

I have been following the trends in my neighborhood and am more educated about how things work here in Memphis...and it doesn't look too great when looking at current "leadership". 

I hate to say it, but poor leadership has really changed the city and it is not landlord friendly.
