I understand how cold calls could seem somewhat intrusive and annoying.

Don't want to sound too intrusive but would love if you could share some tips or info that you have from either side because  

And I get knowledgeable informed eyes on site vs someone who tells me the stove was clean but clueless on say grout gone and water intrusion issue. 

I don’t think the stucco assembly is a primary issue, you have water intrusion evidence from above, that frankly, looks like a significant amount of water based on the total area being affected: it’s not just some little leak or drip.  

There is multiple points around the home where there are significant water intrusion areas.

Not sure how that's any different than hostfully and it's certainly less intrusive than just cold texting/emailing them months later based on the phone number you got from airbnb when they haven't opted in to marketing communications.

She did research and found that you can add foam and a second layer of drywall to help prevent the intrusion of smoke. 

Notify the tenants in writing that the house is being sold and give them an opportunity to cancel the lease rather than having the intrusion of property showings that will result and from a change in ownership. 

I can imagine this kind of intrusion is legal, but would be uncomfortable if the homeowner found out.

This seems very intrusive and way too difficult.
