My biggest REI shortcoming is that I am not an expert on construction, carpentry etc and I know I have been taken advantage of a few times in terms of inflated repair costs.My biggest lesson from this is to collect 2-3 quotes for large jobs before awarding the project to any contractor.

Area like Cupertino,Los Gatos to Stanford is just a shadow of the American economy where tech titans is just moving from one zip code to another zip code in one geographical area (like apple in cupertino to nvidia in santa clara), these companies make real estate skyrockets although, in term of statistic, the population is decreasing by a lot.  

Another pitfall is under improving properties in low income areas believing that since its a depressed area in terms of income the people will not have high standards. 

HELOC is pretty universal in terms.

In terms of the safest areas in the city, this is a very generalized list so let me know if you want me to expand on anything in terms of borders, zip codes, etc.

Because I am an agent, I have pretty awesome network of folks that I can employ to help rehab properties, and I know my area well enough to find properties that I think would be good investments (in terms of location and rental values).I would love any advice anyone wants to send my way!!

Syndications seems to be complex in terms of the legal process, and partnerships are complex in differenciating who is passive and who is active.What are the pros and cons?
