Hi BP,I have a friend of mine bought a land through tax foreclosure auction...he bought it without doing any due diligence ahead of time, anyways he found out its a very small lot and worth nothing if he is trying to sell.The appraisal value is $12k and he paid a bit less but no body would buy such lot on the market...somebody told him to donate the land to the city or the county or some sort of organization that helps people and file it on his tax return as deduction. my questions are: 1- Any suggestions who to target to donate the land 2- If he donated the land can he file it as a loss or deduct it from his tax refund at the end of the year...he is entitled to pay some capital gain taxes on other properties he sold so this deduction will definitely help.3- If point 2 is doable will he be able to file based on the appraisal value $12k?

I think his methodology is as much human nature as it is financial.

I'm at the point where I realize that my body can't handle this kind of labor (50-80 hrs wk) for another twenty years and have always had an interest in real estate.

It's nice to have a local bank that you can walk into and have human contact and that may help you but it can only take you so far as banks are tied to regulations/underwriting guidelines. 

I would advise to talk to your agent as a human to human and find a solution that would satisfy both of you.

Heck no I wouldn't put granite.. of goddess blue eyed wonderful smelling human you.. the renters would just destroy it.. refinish floors?

We also have a newborn and would like to remain in our current home with her at least for the next few years.I'm willing to get creative, willing to get my hands dirty (as in demo/construction, not burying bodies...). 

While this type of application may kill biting midges active on a given night, they are continually dispersing from the larval habitat and entering areas of human activity.

But storEdge is just one piece of the larger hardware, software and call-center package that they have put together (including customized programming that they have done on their own).So far I have not found a syndication sponsor that is more innovative at automating facilities and removing manual/human management.

However we’re human and you seem like a compassionate one.I’ve found success by having an honest conversation with the tenants, and laying out a clear timeline.
