Hi @Robert B Azimi,A home that has been registered through The Mills Act, can be rented out the same as any other property, and it can even increase rental revenue as there are people who really like the thought of living in a historic house.

I've been allocating based on sf used all direct and indirect costs. 

I want to be able to find potential markets/listings nationally based on the return.

Hey Tyler,  As many have said, recently SOLD sales of similar homes, from within the same "market" as the home you are estimating value. 

I purchased a residential lot that after being surveyed can have two homes placed on it.

The advice can now be something very actionable, which you can try and then send them a thank you note based on how it went. 

If you want to get a clue about places to avoid investing look at states where insurance premiums have jumped or where homes are uninsurable. 

I am currently helping a VA buyer purchase a home with an assumable VA loan in Skye Canyon.

Last August a decent pre-foreclosure opportunity came available on the MLS and my agent took us to see the home and submitted two offers below asking that were too low for the seller at the time.Apparently the seller was able to avoid foreclosure and the home delisted after it didn’t sale.
