You can also try using a temp gun along the path of the duct on the ceiling to see if there are sudden temperature fluctuations.

I have been funding quite a few of these lower value assets the last year in those markets.. price points sub 20k to 60k see how long that lasts.. these are all out of area buyers that are gunning for those properties.
