This jist of the rules are no mixing with disqualified parties, which essentially mean linear relatives: parents, grand parents, kids, kids in law, grand kids.

If not, those are relatively cheap in the grand scheme of things (the value they bring to your unit.)

I am a landlord/wholesaler in the hot Grand Rapids, Michigan market and came across a lead that I wanted some input on.   

If the property appraises for $100k you will only be able to cash out at 75% LTV - $75,000, so maybe you can pay yourself back and pay off the credit card and have a couple grand extra.

With all useable land and fertile land(With the exception of Grand Oaks which cannot be cut down; which may serve as an attractive part about the "Community" if several homes were to be built on the subdivisions),  2 water wells, 2-inch water meter and all the utilities; how difficult would it be to find a developer to pick this up, have the deal assigned to, pay closing costs, and pay in cash?

I also see more targeted investment plays around our exploding universities (ASU in Tempe, ASU and UofA in downtown Phoenix, and Grand Canyon University in NW Phoenix). 

With the floor plan, no closets, and no 2nd floor bath...are you sure the ARV isn't 10 or 20 grand less?
